Our aim is simple − getting as close to 100% occupancy as possible. That’s because empty properties destroy rental yields. Our landlords want long-term tenants − chopping and changing tenancies is costly and means dealing with more maintenance due to wear and tear.
Our landlords are not just looking for any tenant, but a particular type of tenant who will pay a good rent, keep the property well maintained and stay for the medium to longer term. With poor quality tenants come rent arrears, void periods and poor rental returns. At Dexters we work tirelessly to keep arrears to a minimum and we are very proud of our results: according to a recent study by the National Landlord Association, 37% of landlords have had recent rents arrears − at Dexters it is around 1%.

Maintenance is vital
Tenants tell us they come to Dexters because they know they are going to get good quality property. They like dealing through an agent and want to be sure that they can get help immediately if something goes wrong. Not having any hassle and being able to get on with their lives makes renting attractive, and tenants know that a well-managed property is such a big part of that. Tenants also appreciate getting good advice. They trust that we will look after their money and are reassured that they will get a really good professional service.
Our Property Managers are based all over London, close to the properties they look after. That means we can be on hand at a moment’s notice to maintain properties and help tenants with any issues they have.
As you will know from looking after your own home, property needs to be maintained regularly and, in the longer term, refurbished. There is a lot of property out there for tenants to choose from and our aim is to keep them looking their very best so that we can achieve our aim of 100% occupancy.
